Student End of Tenancy Cleaning in Reading & Berkshire

One fixed price for the whole house, one invoice the group can split, and a clean worked to the check-out standard the joint deposit is measured against.

Berkshire EcoClean cleans student houses and flats at the end of the tenancy across Reading and the rest of Berkshire — Caversham, Earley and Lower Earley, Tilehurst, Whitley, Southcote and Woodley, and out to Slough, Bracknell, Maidenhead, Wokingham and Newbury. The University of Reading says "more than 27,000 students from 147 countries study here", and a large share of them spend at least one year in a shared house that has to be handed back in the condition it was let in. It is the same room-by-room specification and the same vetted teams as our standard end of tenancy cleaning, priced and scheduled around the thing that makes a student let different: there are four, five or six of you, and only one deposit.

That single deposit is the whole reason the clean is worth doing properly. Shelter's guidance on joint tenancies is blunt about how the money works — "the tenancy deposit you pay as joint tenants is treated as one single deposit", it is normally returned to the lead tenant to share out, and "your landlord can keep money from the deposit even if only one person caused damage or did not pay rent". On damage it is blunter still: "your landlord can choose who they ask to pay for it, even if that person did not cause the damage." A kitchen nobody claims responsibility for is still a deduction everybody pays for, which is why a whole-house clean split between the group is usually the cheapest way out of it.

The date has become the harder part. Since 1 May 2026 the Renters' Rights Act 2025 has converted fixed-term tenancies in England into assured periodic tenancies, so a student house no longer simply ends on 30 June because the contract said so — you leave on the notice you give, usually two months, or on the back of the landlord's own notice. For a shared student house that is often the new mandatory student ground: Shelter says it is available where "you share a kitchen or bathroom with at least 2 other students" and "you were all expected to be full time students during the tenancy", and where the landlord told you in writing before the tenancy started that they might use it. Whichever way your house is ending, the clean is booked back from that date — and we would rather have a provisional slot from you in May than a certain one in July.

The whole-house clean

  • Kitchen — oven, grill, racks and trays degreased; hob, extractor and filter; splashback, worktops and tiling
  • Every kitchen cupboard, drawer and shelf cleaned inside, including the ones nobody has opened since the first term
  • Fridges and freezers defrosted and cleaned inside and out — all of them, including the second one in the utility
  • Washing machine and dishwasher drums, door seals, detergent drawers and filters
  • Bathrooms and shower rooms descaled through: screens, tiles, grout, shower heads, taps, sanitaryware and extractor fans
  • Bedrooms — inside wardrobes, drawers, desks and shelving, plus sills, radiators, skirtings, switches and light fittings
  • Hall, stairs and landing — the shared traffic route that takes the most wear and gets inspected first
  • Internal glass, mirrors, window frames, tracks and sills; cobwebs and surface mould on sealant and grout
  • Floors vacuumed to the edges and hard floors mopped last, once everything above them is done

Priced add-ons, and what is not cleaning

  • Carpet and upholstery extraction per room — bedroom carpets and the shared sofa are where a student let usually loses marks
  • Mattress cleaning per mattress, where the tenancy agreement or the inventory calls for it
  • Single or double ovens priced per appliance, and white goods cleaned inside where they stay with the property
  • Additional bathrooms, en-suites and shower rooms above the property size quoted
  • Furniture, mattresses, bikes and bin bags left behind are a clearance job, not a cleaning one — they need to go before we start
  • Food left in cupboards, fridges and freezers has to be cleared by you; we clean the empty space it leaves
  • Damage — burns, holes, broken fittings, stains that will not lift — is reported to you in writing, not cleaned over
  • Mould that keeps coming back has a moisture source behind it and belongs to the landlord as a repair, so we tell you rather than hide it

How it works

1

One contact, one quote

Nominate one person — usually whoever holds the deposit — and we quote the whole property once. One booking, one invoice, one figure to divide by however many of you there are.

2

Fixed price by property size

Priced by bedrooms, bathrooms and condition from the same published End of Tenancy / General Cleaning list our booking form uses, with carpets, ovens and white goods as add-ons, so the estimate is visible before anyone commits.

3

Booked after the last room is empty

Tell us the date on your notice and when the last housemate expects to be out. We clean once the property is genuinely empty — a clean worked around somebody's boxes is a clean that gets re-done.

4

Walked through, then evidenced

A walk-through against the room-by-room checklist before we leave, a dated invoice you can send your agent, and a 72-hour re-clean guarantee if a cleaning point is flagged at check-out.

Who it's for

  • Groups of four, five or six coming to the end of a joint tenancy on a shared house
  • Lead tenants whose name the whole group's deposit sits under
  • Housemates in a property let room by room, where the shared kitchen and bathrooms still have to be dealt with by somebody
  • Students who have finished exams, flown home or started a placement and cannot be at the property — access by key, code or key-safe
  • Parents and guarantors settling a house on behalf of a group that has already dispersed
  • Postgraduates and international students whose tenancy ends mid-term, out of step with the usual summer turnaround
  • Landlords and agents turning a student HMO around between academic years, which is our landlord cleaning service rather than this one

Eco-friendly products, as standard

A student house is shut up for weeks between groups, and whatever was used on it in July is still in the air in September. Eco-friendly products and reusable colour-coded microfibre are standard on student cleans at no premium, and they reach the same check-out standard as our end of tenancy work — worth knowing in a house where somebody has asthma, or where the cheapest option available is a bleach-and-solvent blitz nobody has to live with afterwards. We make no chemical-free or non-toxic claims about the products we use. You do not need to leave anything behind for us either: no sprays, no cloths, no vacuum, nothing to buy in the last week when your kitchen has already been packed.

How long it takes

A student let runs to the same clock as any other end of tenancy clean, because it is the same specification on an empty property: roughly 4–5 hours for a two-bed flat, 5–7 hours for a three-bed house, 6–8 hours for a four-bed, and a full day or more for a five or six-bed house share. Condition moves it more than size does — a kitchen and two bathrooms shared by six people for a year take longer than the bedroom count suggests, and a heavily-soiled house is quoted on that basis rather than squeezed into the standard slot. A two-person team cuts the elapsed time rather than the work. Carpet extraction adds around 20–40 minutes per room and carpets need 2–6 hours to dry, so if the keys go back the same afternoon, tell us at booking and we will schedule the floors accordingly.

Pricing

Student end of tenancy cleans are fixed-priced by property size and condition from the same published End of Tenancy / General Cleaning list our booking form uses — pick the property type and any add-ons (carpets, ovens, white goods, extra bathrooms) and the estimate is shown before you commit to anything. Larger house shares above five bedrooms, and HMOs with communal parts beyond the let itself, are quoted individually. All prices are subject to viewing and property condition. You get one invoice for the whole property, dated and itemised, which is both the thing you split between you and the thing you send your agent. And to be plain about it: this is your choice, not an obligation — GOV.UK's Tenant Fees Act 2019 guidance is explicit that a landlord "cannot require a tenant to pay for a professional clean when they check-out".

Student End of Tenancy Cleaning — frequently asked questions

One property, one fixed price, one invoice. We quote the whole house by size, bathrooms and condition rather than per room or per person, and you divide it however you have divided everything else for the past year. That is usually the cheapest route as well as the simplest: a house clean split between the group lands well under what a deduction for the same work costs, because a landlord's claim covers having it done plus whatever else the check-out turns up.
