Show Home & New Build Presentation Cleaning in Berkshire & Surrey
Launch cleans, recurring show home upkeep and plot handover cleans for developers and housebuilders — worked to the standard a pre-completion inspection is carried out at, on a site that is still being built around it.
Berkshire EcoClean provides presentation cleaning for housebuilders, developers and sales teams across Berkshire and Surrey: the launch clean once a show home has been dressed, a recurring contract that keeps it and the marketing suite at viewing standard for as long as the development is selling, and handover cleans on individual plots in the window between the developer's final inspection and the buyer's. It is the same team and the same staged method as our after builders cleaning — what changes is that the property is being judged, repeatedly, by people deciding whether to buy.
That judgement now has a written standard behind it. For developers registered with the New Homes Quality Board, the New Homes Quality Code requires that the customer is given the opportunity to undertake a pre-completion inspection before the completion date, using a standard checklist. The checklist's own introduction sets out what the buyer is expecting when they walk in: "that the home is clean and ready for them to enjoy and live safely from day one". Its checks are specific — paint splashes "not visible on switches, sockets, etc.", over-bath shower screens "to be clean and securely fixed with neat silicone sealant in place", internal finishes inspected in daylight from a minimum of two metres, cupboards, surfaces and fitted furniture from half a metre, glazing from two metres without a light shone on it. We clean plots to be looked at from exactly those distances, in exactly that light.
A show home is a different problem from a plot. It is a finished house on an unfinished site: every plot being built around it puts fine dust back onto its glass and dark surfaces within days, and every viewing puts fingerprints on the doors and footfall on the floors. The Home Builders Federation's 2026 customer satisfaction survey found that 93% of new build buyers would recommend their builder to a friend and 90% are satisfied with the quality of their home — and the show home is where a buyer first forms a view of that quality, before a single plot is reserved. Keeping it at launch standard is a recurring job, not a one-off.
Show home launch and recurring presentation cleaning
- Launch clean after the show home has been dressed — packaging dust, fingerprints and adhesive residue from the fit-out and the styling removed, glass, mirrors and chrome polished, floors finished
- Recurring presentation cleans on an agreed schedule, timed before opening hours so the show home is at viewing standard when the sales team unlocks the door
- Internal glass, mirrors, glazed doors and balustrades on every visit — the surfaces site dust and fingerprints show on first
- Kitchens and bathrooms detailed on every visit even though nobody uses them; dust settles on a dry shower screen and in a dry sink just the same
- Dressed rooms cleaned around the styling — upholstery, bedding, cushions and accessories dusted and straightened rather than moved out of position; furniture is not shifted
- Hard floors and carpets vacuumed with filtered extraction and finished; entrance matting and thresholds, where site dust arrives first
- Marketing suite and sales office on the same visit — desks and meeting tables, the site model and display cases, customer seating, kitchen and washrooms
- Scuffs, damage, failed sealant and other defects reported to the sales team after each visit, not cleaned around
Plot handover and pre-completion cleans
- Sparkle clean of each plot in the window between the developer's final quality inspection and the customer's pre-completion inspection and home demonstration
- Protective film, labels and stickers removed from sanitaryware, glazing, appliances and worktops where they are intended to come off; adhesive residue lifted
- Paint speckle, plaster and silicone smears removed from switches, sockets, glass and fittings by damp methods rather than scraping
- Inside every cupboard, drawer, wardrobe, appliance and service void — the half-metre check
- Sanitaryware, shower screens and enclosures, tiling and grout haze taken to presentation standard; chrome and brassware polished
- Internal glass both sides where reachable, frames, reveals, sills, tracks and trickle vents
- Floors last: filtered vacuum extraction to the edges, hard floors finished to suit the material, carpets left dry for the demonstration
- Full staged after builders clean for plots that have not had one, and communal cores, stairwells and lobbies in apartment schemes, quoted separately
Cleaning across the whole development
Show homes are one part of a development. For final sparkle cleans on each plot, re-cleans before handover, internal glass, carpet and communal area cleaning — and our contractor compliance documents — see our main page for developers and housebuilders.
New build & final sparkle cleaning in BerkshireHow it works
Site survey and specification
We walk the show home, the marketing suite and a plot of each house type with your sales or site manager, then write the specification: what is cleaned, how often, to what standard and who signs it off.
Inducted to your site
Our operatives attend the principal contractor's site induction and work to the site rules, hours and access arrangements, with the PPE the site requires.
Cleaned before opening, or before the inspection
Show home visits finish before the doors open. Plot cleans are booked to the notice-to-complete date so the property is at standard for the customer's inspection, not the day after.
Checked and reported
A supervisor walk against the specification on every visit, with defects and damage reported to the sales team rather than cleaned around.
Who it's for
- Housebuilders and developers with a show home and marketing suite to keep at launch standard for the life of the development
- Site and sales managers who need plots at pre-completion inspection standard on the day the notice to complete says
- Developers of apartment schemes with a show apartment, a marketing suite and communal cores to present
- Contractors and fit-out teams handing over a batch of plots on a programme rather than one at a time
- Build-to-rent operators and housing providers presenting a completed scheme to its first residents
- Developers and agents dressing a single new-build or refurbished property for sale, where a one-off presentation clean is the right job
Eco-friendly products, as standard
A show home is shut between viewings, and a buyer walks straight into whatever was used on it that morning — which is the case for plant-based, low-odour products rather than solvent and bleach smells in a house that is supposed to feel new. Eco-friendly products and reusable colour-coded microfibre are standard on show home and handover work at no premium, chosen not to attack new finishes, seals and paintwork, and they reach the pre-completion inspection standard without leaving a fragrance to explain. We make no chemical-free or non-toxic claims about them. Where your customer-care or warranty documentation specifies a treatment for a particular finish — stone, timber, coated glass, matt lacquers — tell us at survey stage and we follow it.
How long it takes
A recurring presentation visit on a dressed show home runs to roughly the same clock as a regular clean of a home the same size — around 2.5–3 hours for a three-bedroom house and 3–4 hours for a four-bedroom home — with more of that time on glass and floors and less in kitchens and bathrooms nobody is using. Add the marketing suite to the same visit and the time scales with its floor area. A pre-completion sparkle clean on a plot that has already had its main builders clean is a shorter visit than the builders clean itself; a plot that has not had one is the full staged job, which on a domestic property runs from around 6 hours for a small flat to two or more days for a large house, plus a settle-back visit because fine construction dust keeps dropping for days after the trades finish. The New Homes Quality Code expects the completion notice period to be at least 14 calendar days in most cases, and that is the window we programme plot cleans into.
Pricing
Show home and marketing suite cleaning is priced per site after a survey, as a recurring contract against the written specification, with the frequency set by footfall and by how much of the site is still being built around it. Plot handover cleans are fixed-priced per house type after we have surveyed one of each, so the price for the last plot is known when the first one is cleaned. Full staged after builders cleans and communal-area work in apartment schemes are quoted separately. Request a free, no-obligation quote.
