The law puts that clean firmly on your side of the line. GOV.UK's Tenant Fees Act 2019 guidance for landlords and agents answers the question in one word: "No. You cannot require a tenant to pay for a professional clean when they check-out." What you may do, the same guidance says, is request that a property is cleaned to a professional standard, with the tenant responsible for returning it in the condition they found it, fair wear and tear aside. You set the standard; you cannot set the invoice. And because the standard applied at check-out is the condition recorded at check-in, the clean you commission before a tenancy starts is what makes the next one enforceable.

It is also the item most likely to cost you. Cleaning was the top reason for deposit claims in 2025 at 29.37% — ahead of damage on 18.42% and rent arrears on 16.45% — and has led that table for five years running, on figures the Deposit Protection Service published in June 2026. Meanwhile a void period in England costs a landlord around £1,135 in lost rent, on an average 24 days empty against £1,438 monthly rent (Rushbrook & Rathbone research, June 2026). A turnaround clean that has to be done twice takes a bite out of both numbers.

How long it takes

A void clean runs to the same clock as an end of tenancy clean, because it is the same specification: roughly 2–3 hours for a studio, 3–4 hours for a one-bed, 4–5 hours for a two-bed, 5–7 hours for a three-bed and 6–8 hours for a four-bed, with larger or heavily-soiled properties taking a full day or more. A two-person team cuts the elapsed time rather than the work. Carpet extraction adds around 20–40 minutes per room and carpets need 2–6 hours to dry, which matters when a check-in is booked for the same afternoon. Post-refurbishment turnarounds are staged across more than one visit, because fine dust keeps settling for days after the trades leave. The expected time is confirmed in writing with the quote.
