How Long Does an End of Tenancy Clean Take?

Most people asking this question are really asking a scheduling question: can the clean fit between the removal van leaving and the check-out appointment? Usually yes, but only if you plan it deliberately. Here are realistic timings by property size, what makes them longer, and how to sequence the day so nothing gets rushed.

The team column is the one that matters if you are working to a deadline. Two cleaners do not halve the work, but they do roughly halve the elapsed time, which is what a fixed check-out appointment cares about. On a three or four-bedroom property that is often the difference between finishing comfortably and finishing in a panic.

What makes it take longer

• The oven. Consistently the single most time-consuming item in the whole property, and consistently the most-raised individual item in deposit disputes. A neglected oven can add 60–90 minutes on its own.
• Limescale. Berkshire is a hard-water area, so showers, screens, taps and toilets need genuine descaling time rather than a wipe. It is the second biggest time factor after the oven.
• Number of bathrooms. An extra bathroom adds far more time than an extra bedroom. Price and time both track bathrooms more closely than they track bedroom count.
• Whether the property is empty. A furnished or part-furnished property cannot be cleaned to inventory standard behind and beneath furniture, and working around belongings adds time to everything.
• Carpets. Professional carpet extraction adds roughly 20–40 minutes per room on top of the clean, plus drying time before anyone should be walking on it.
• Add-ons: external windows, wall spot-cleaning, garages, balconies and outbuildings are all extra time, not absorbed into the base figure.

Can I do it myself instead?

You can, and for a small, well-kept flat it is realistic. Be honest about the multiplier though: the same job that takes a properly equipped two-person team four hours typically takes one person with domestic equipment two or three times as long, because commercial extraction, the right chemistry for descaling and a systematic room order account for most of the speed.

When to book it — the part people get wrong

The clean should happen after the property is completely empty and before the check-out inspection. That sounds obvious, and it is still the most common scheduling mistake we see.

1. Removals out — everything gone, including the contents of lofts, garages and sheds.
2. Clean — ideally the same day if the property is empty by late morning, otherwise the next day.
3. Your own walk-round afterwards with the check-in inventory in hand, so anything missed is raised while the cleaner can still put it right.
4. Check-out inspection.

Do not book the clean for the morning of the removal. Removals overrun, and a cleaner arriving to a half-empty property either waits or cleans around boxes, and neither produces an inventory-standard result. If your removal and check-out are the same day, book the clean for the evening before check-out and accept a slightly awkward night.

How long before the deposit comes back?

Separate clock entirely. Once you and your landlord agree how much of the deposit is returned, it must be paid back within 10 days. The cleaning only affects how long that agreement takes to reach — cleaning is the most common cause of deposit disputes, so a property that passes check-out cleanly is usually a fast, uncontested return.
